Get in touch

Let's talk.

Whether you're a year out from selling the family home in King City, looking at your first detached in Aurora, or weighing a second investment property in Richmond Hill, the first conversation is the most useful one. You walk away with a clearer read on the market regardless of whether we end up working together.

Pick the channel that suits you. Calls are returned within a business day, usually within a few hours.

What happens next

A measured, three-step start.

01

Reply within a business day

You hear back from me directly, not from an assistant or an auto-responder. If your timing is genuinely urgent (a competing offer, a closing date moving up), say so in the first message and I will reorder my day around it.

02

A thirty-minute conversation

In person at the Yonge Street office, by phone, or over video. We cover the property or neighbourhood you have in mind, your real timeline, the financial constraints worth discussing up front, and what the market data is currently doing in that pocket of King City, Aurora, or wherever you are looking.

03

A clear next step, no pressure

You leave with a market read and a concrete next move, whether that is a CMA on your current home, a curated tour list, an investment scan, or a measured "wait six months." There is no obligation to engage further, and no follow-up sales call unless you ask for one.

Reach out if you are

Where the practice fits best.

Twenty years across real estate, banking, and investment shape the kind of work this practice does well. A few of the situations that come through the office most often:

King City sellers

Pricing strategy and the right buyer pool matter more than visibility. Estate properties on King Road, Kingscross, and the Hills of St. Andrew need a launch plan, not just a sign on the lawn.

First-time York Region buyers

Aurora, Newmarket, Richmond Hill, Vaughan. You want someone who walks every offer with you, explains the math, and never hands you off to a junior partway through.

Investors weighing a move

Holding a property in York Region and deciding whether the next move is to refinance, sell, or add a second hold. Modelled out properly, with cap rate and cash-on-cash side by side.

Downsizers

Leaving a long-held family home. The financial side and the emotional side both deserve to be handled with care, and one usually paces the other.

Relocating professionals

Coming to the GTA from another province or country. You need an honest read on neighbourhoods, schools, and commute reality before you book the flight, not after.

Curious, not yet committed

Thinking about a move twelve to twenty-four months out and want a real conversation about the King City or Aurora market, not a generic, mass-emailed market report.

Before you reach out

Common first questions.

Is the first conversation really free?

Yes. No retainer, no fee for a conversation, no commitment that follows it. The first call or meeting exists so we can both decide whether the fit is right. If it isn't, I will often point you toward a colleague who is better suited.

I'm not sure I'm ready to move yet. Should I still call?

The earlier the conversation, the better the outcome. Several of my best client outcomes started eighteen to twenty-four months before the sale or purchase, with a market read, a pricing target, and a plan to prep the property properly. If you are a year out, that is the right time.

Do you work outside King City and York Region?

King City and York Region are the heart of the practice, and where the local fluency runs deepest. I also work into central Toronto for established clients with multi-property portfolios. If you are outside those areas, I am happy to refer you to a specialist I trust.

What's the best way to reach you?

Phone for time-sensitive questions, email for anything that benefits from a written record or attachments. I read every email and return every call personally. The office line at 905-731-2000 reaches the front desk first; mention you are trying to reach me directly and they will route you.

Can I just see what's on the MLS?

You can browse active listings any time at maryamhaghighi.royallepage.ca. The more interesting inventory in King City and the surrounding estate pockets often moves before it reaches the public board, so the listings you see online are usually only part of the picture worth discussing.

Ready when you are

The most useful next step is
the first one.

A call, an email, or a coffee at the Yonge Street office. Whichever suits you, we will keep it short, honest, and grounded in real numbers for the market you actually care about.
